        • Roofer has given us an estimate on fixing the roof of our house. Friday a contractor will be by to give us an estimate on the joists under our kitchen.

          Roof requires some easy fixes. Floor is going to be a bit more complicated. Thinking it needs an additional support beam (house has a crawl space underneath, on blocks, it's a historic home).

          Appraisal is tomorrow morning. Once we get the estimate for the floor Friday, we can renegotiate our offer to buy and have them either pay to fix, or reduce the cost.

          But... I'm thinking I would rather them keep the cost the same, and cut a check to the contractors for the repairs. That way we can then negotiate with the contractors to fix things the way we want (like what type of tile we want on the floor, type of insulation, etc).

          Anyone have any thoughts? First time buying a house here....

            I would want to have some measure of control over how it gets fixed and who does the fixing. So, my vote would be to negotiate a lower purchase price with the seller knowing that you're going to be inheriting a structural issue; or get your contractor lined up with a firm price (knowing that they always find the damage more extensive than originally expected), then get a closing check back from them for the agreed upon repair costs and cross your fingers it doesn't cost more.

              Yeah that's what I'm thinking. I want the control over how it's all fixed SK they dont bottom dollar that shit.

              I'm ball parking the repairs around $4500, so nothing terrible, especially not for a 100 year old house. I'd prefer to keep the selling price the same and them cut the check for repairs though, because then we dont have to shell out another 4.5k for repairs out of pocket.... then we can pay extra for any repairs we want done while doing the other stuff.
